Access Statement for The Moorings
4 Star Guest Accommodation
Introduction
We aim to offer our guests a warm welcome and relaxed stay in our
7 bed roomed Victorian home.
The following statement is a summary of our provision.
If you have any specific questions, please feel free to call us and
we will endeavour to help.
Pre-Arrival
•There is a bus stop at the end of our road 200 yards away,
this is a frequent bus service to Brighton or all stops to Portsmouth
•The main train station is 5 minutes away by car, or 15 minutes
walk away
•There is a local taxi service that; we can make a booking for
you.
•We have a basic website, which provides directions from North/London/M25
and East and West coast line

Arrival & Car Parking Facilities
•On Arrival to the property there is parking available on street,
Park within the marked bays.
•A parking permit scheme is in operation, we are able to issue
you with temporary resident parking permits.
Our side of the road – between 10am & 11am between 2pm &
3pm
On Opposite side of road –
Any stay over 2 hrs between 9am & 6pm
•The entrance is accessed via 4 Steps, which have been treated
with a non slip surfacing, with handrails both sides.
•We can assist guests with luggage.
•The town centre is only a few minutes walk away.
Main Entrance & Reception
•The front door is always locked but we do have a push button
door bell in the door porch which can be reached from any height.
•On entry into our home there is a small lobby, in which to
leave wet umbrella’s etc (umbrella’s available on request)
•This lobby contains information on local area attractions and
theatres.
•There is a second door, which takes you into the main hallway,
this is held open during daytime but closed at night for added security.

•Our reception counter is within the dining room, we will request
completion of a registration form, and it is our policy to request
payment (or part) upon arrival.
•You will be shown to your room, and assisted with your luggage,
all facilities with be explained and you will be offered a complimentary
tea of coffee, which will be brought to your room.
Public Areas - General (Internal)
•Our corridors and landing are spacious and clear, they are
dimly lite at night for safety.
•Our stair case is wide with shallow deep steps
•The flooring on all corridors and landings carpeted.
•These Public areas are serviced with CCTV system for added
security; this footage is recorded on our hard drive and only made
available to us
Public Areas - WC
•Bedrooms are en suite but no public WC available
Dining Room
•Breakfast is served in the breakfast room on the ground floor.
From 8am to 9am Monday to Saturday 8am to 9:30 Sundays – Earlier
breakfast can be available from 7am upon request. (Copy of menus in
room Information book)
•Furniture is flexible and can be moved on request. •Menus
are provided in large print and can be provided in selected European
languages for translation
•We do not play background music in any area of the B&B,
however our local radio station may be heard in the dinning room from
our office.
Bedrooms and Lounge
•All of our rooms are ensuite with shower
•All rooms are equipped with telephone, which allow free calls
between rooms and outgoing calls charged at rate as advertised with
the rooms.
•All rooms are equipped with Tea and coffee making facilities,
a hair dryer & Bible.
•WIFI access is available, access code provided upon request;
we also have a laptop available for internet access in the privacy
of your room.
•Our stair case is wide with shallow deep steps
• There are 2 bedrooms, 1 double (No 1) and 1 single (No 2)
on the first landing this is accessed via 14 steps.
•There are a 4 more bedrooms and a guest lounge accessed from
our second landing which is reached via a further 7 steps. This landing
serves 2 Double’s (No’s 3 & 6), 1 Twin (No7) and 1
Family room (No 4)
•Room 1 is our small double
Full access is available around the bed; room has wardrobe, bedside
cabinet and chest of drawers, small table, and one chair. Wall mounted
19” flat screen digital television allows access to all free
view channels, and is also equipped with a DVD player.
•Room 2 is our single room
Bed is only accessed from one side; room has single wardrobe, bedside
cabinet and dressing table/desk with drawers, one chair. 19”
flat screen digital television allows access to all free view channels,
and is also equipped with a DVD player.
•Room 3 is a large double
Roomy access is available around the bed; room has wardrobe, bedside
cabinet and 3 chest of drawers and two comfy chairs. Wall mounted
19” flat screen digital television allows access to all free
view channels, and is also equipped with a DVD player.
•Room 4 is our Family room
This room consists of a double bed and 1 or 2 singles Laid out as
required
Access is available around the double and one single bed, second single
if required is against a wall so is accessed from only one side;
Room has wardrobe with low level drawers, 2 bedside cabinets, a dressing
table/desk with drawers & stool and one comfy chair (removed if
laid for four).
Wall mounted 19” flat screen digital television allows access
to all free view channels, and is also equipped with a DVD player.
Room 6 is our premier large double
Roomy access is available around the King sized bed; room has wardrobe,
bedside cabinets and dressing table/desk with drawers & Stool
and a two seater sofa. Wall mounted 19” flat screen digital
television allows access to all free view channels, and is also equipped
with a DVD player.
•Room 7 is a Twin bedroom
Roomy access is available around one bed the second is against the
wall so is accessed from only one side; room has wardrobe, bedside
cabinets and a chest of drawers small table and two comfy chairs.
Wall mounted 19” flat screen digital television allows access
to all free view channels, and is also equipped with a DVD player.
•Guests Lounge
This small room is designed to provide a quite lounge area with a
small wicker sofa and chair
Books about local interests, magazines and our own restaurant guide
are provided,
Ensuite Shower-room & WC (All Rooms)
•.All rooms are serviced with ensuite facilities; this includes
a WC, Wash Basin and Shower.
• The shower cubicle’s all have small step/edge
• Fresh towels and flannels are provided daily if required
• Hand soap, shower gel & hair conditioner are available
from dispensers, cotton bud’s, cotton wool, shower cap, tissues
and disposable razor are provided.
Grounds and Gardens
•No Access is available to our rear Garden, but is viewed from
rooms 1, 2 & 3.
•Front walled area is stoned, and has an array of planters and
wall baskets.
Laundry
• Not available within house; Local company collection/return
service is available upon request.
Shop
• A parade of shops is only 200 yards away; this includes a
newsagents, off licence, take away and restaurants.
• A pharmacy is available during normal hours Monday to Friday
next door.
Leisure Facilities
•Not available in house, 500 yards from our home is a full equipped
gym and swimming pool open to the general public, details available
in lobby.
Outdoor Facilities
•None available on site; beach & promenade only 250 yards
away, local park 5 minutes walk away, town centre is with in easy
walking distance of only.
Conference & Meeting Rooms, Banqueting,
Clubs, Entertainment
•Not available
Additional Information
•Mobile phone reception is generally good, all rooms have land
line phones for receiving and making calls (charges apply).
•The house is equipped with a state of the art modern fire alarm
system, and a fully risk assessed emergency evacuation plan is in
place, we have a special unit for people who are hard of hearing,
this is vibrate and strobe to awaken guest when alarm is activated.
•We have always been a no smoking building, and would remind
our guest it is illegal to smoke within the house we would request
that our guests go out side for cigarettes, and also ask them to be
mindful of where they dispose of the butts.
•We can supply secure storage for pushbikes in our rear garage,
by prior arrangement.
•Motorcycles welcome with space behind our gates for security.

•Dates available: We are open all year. Subject to availability
•Hours of operation: Hours are flexible and we will try to accommodate
your requested arrival time, the B&B is our home so occupied 24
hours, however as a small family business we also have the need to
go out occasionally so prearranged arrival times are best agreed prior
to arrival to avoid missing you.
Mainline telephone answered 7am-11pm; this is diverted to our mobile
whilst we are out and about.
Future Plans
•We are in the process of decorating our bathrooms to a modern
look and feel.
•We are planning at some time in the future to be able to offer
a ground floor room, with bath.
